Kopitiams are mushrooming everywhere. Anyone with any experience in these industry? What are the pros and cons of a kopitiam business?

i hv no idea oso why ppl mountaining kopitiam as the food is the normal item mah... nothing new??

This is because selling of water, and rental of booths to hawker mades $$$.

The rental of the shop is RM4500. YOu did some renovation, RM20,000 maybe? cos kopitiam can rent out the stall at RM800 to Rm1000 permonth. If some coffeeshop that made illegal extention to the street, they can have about 15 to 20 stalls available. you will average receive RM1000x15stalls= RM15,000. Plus u can sell drinks... so the profit is very good.

Shop rental RM4.5K?!? Been looking around and most new areas, corner lots would come in the region of 12-15K. Renovations RM20K?!? Flooring, Kitchen, Tables & Chairs, Shades.....from my own personal survey and research a proper setup would cost a lot more than that.

From what i gather, a proper setup (ie:deposits, renovations, kitchen works, fixtures & etc) would come to 150K-RM200K. But then again i could be over estimating it. Anyone from the industry here? Would like to hear your comments....

that was the figure of rental back in 2001. I knew one kopitiam owner back them.
Renovation is very cheap only lah.. normally contract will charge you profit margin where they can sustain 5 months. So you do see its expensive.

I know a boss that self renovate his cybercafe (early this year). Normally ppl quote RM50k to RM60k for the type of work.. he do it at cos of RM12,000 includes 2 bangla worker (not inclusive aircon, table and chair). total all cost less than RM20k.

So if you know the right person, your renovation will be down cheap chea. RM20k is for good looking designed. For kopitiam or offeeshop, it will be even cheaper... cos you don't need glass window.

knocking of wall is cheap. table chair and utensil.. equipment all those are cheap.

My advice; look around. Most of the shop did minimal renovation these days. No plaster ceiling. The wall tiles is only about 3' high, then followed by posters mostly. Floor tiles, source for factory when they have cheap sales. You do not need to use expensive tile. Normal 1'x1' tile will do. Usually the labour to install is more expensive than the tile itself. The marble table & stool, get it from furniture shop. It is cheaper that way coz the furniture factory manufacture in bulk. Unless if you want just a marble top then I can sell you. Smile do PM me.

i not really like Kopitiams food...
i go there minum with friend only...
i think too late for you open Kopitiams...coz everywhere also got...
and i feel bore going to that kind of places....that what i feel only...

what you guys think about having a cafe business at a condo where the rent is RM 9,500/mth/condo, and most tenants are expats? no cooking allowed tho. just selling snacks. what are the business opportunities?

Which condo? RM9500/mth very steep for a condo environment. For the same rent, if i were u, i would look into commercial areas.
