Hi guys, any of u have a ny good or bad comments on Desa Impiana, Puchong Perdana..
i had an offer of RM185k.. new unit.. not occupied b4.. owner buy for investment...1,086 sq ft...
do appreciate any comments...

I am a current owner. Very nice place to stay, beautiful. I hope you have been there before! Facing lake.
I have to be truthful, I am a current owner as well - I am selling my unit as well at Block D level 16. I wanted it for my own stay, however now that I am married, I decided to stay with my parents in law with my husband.
The price RM185k still looks good - depending if fully furnished, the view and which level/block.
I can help you feedback.  |

so u are an owner there... ya i've been to that unit and the are it self..
Block B, level 18 facing the BIG LAKE.. heheheheh..
oh, u are selling as well? how much are u willing to let go? any furniture? maybe i can consider ur unit too..
this 185K unit is totally empty.. not even the lightings or fan. just as brand new from developer.
since it is slightly cheaper then the developer units, i can use the extra cash for some simple reno... |

i bought the unit at block H . but the bank delay processing my loan , and the developer's agreement is that i have to sign SNP form within 14 days = how to do so when the loan delay for nearly 1 month. Now they require me to write a letter = wat are the chances of getting the rebate? so frustrated. |

hi there, glad u buy an unit there as well.
if the bank had reason to delay the loan processing, then u can ask ur lawyer to write in and give the reasons.
and normally they will waive off the interest. |

| i also heard that the traffic jam is massive around that area.. it was a relief to hear that the other road is still in construction . Have any idea where it will lead to? |

u will face jam if u are using the road leads thru puchong perdana , passing the mosque to LDP...
as the traffic lights there a bit slow and cars are alot..
the new link is going around the lake and come out near to Puchong bukit.. or some thing like that..
its nearer to cyberjaya side....
or if u are using the LDP high way from shah alam or usj, u can make a u turn and cut thru the flats and reach ur home without passing the puchong perdana area and save some toll money.. hehehe |

oh i see. but i im still waiting for the bank to send me the offer letter only than i can take it to the management and ask for the extention of the rebate due to the banks delay.. its so far a nice place to live .. good enviroment .. hope to get it . |

I got block H-HH-HH. its facing the kampung and sunway .... Just sign the SNP agreement with the lawyer yesterday. Just got a nother new info.. Strata change will be done in a few years time... bout 3k . and the fire insurance is covered by the developer, so ill have to talk to the bank to not deduct anything for fire.

| 185k is cheap, and plus its the 16th floor... how do u get that kinda price? cos i got at 12 floor and its bout 192k , i tot the higher u go the more expensive it is . 1 think is good to know that block H is far from the electrical lines. |

yes, the higher is more expensive.. and it can goes all the way to 205k for the top floor..
i got mine from a second hand owner.. not thru developer like yourself.. that is why i manage to get a cheaper price..
my block is rather nearer to the power line. but at least nearer to the club house lor.. hehehehe...
have u gotten the key to your unit? when can u move in? |

i havent got my keys yet. Still waiting for the bank to pay the developer. and i have to pay for the utility 1st. Did u pay 10% downpayment when u buy the place? as i know.. if 2nd hand have to pay a big sum of downpayment.  |

oh, u same case with me la.. still waiting bank to release the remaining amount...
ya, i only pay 10%. they allow as long as ur bank can accept 90% loan... now banks are very flexi to gain more biz..
hehehehe.. only afford to pay 10% la.. cant get more cash liao...  |
