I planing going to buy there, hope can hear some comment of that condo and what is the market price there now ?

My ex-colleague used to stay there, over all he has no complains about the place and the JMB are quite strong.

As for the surrounding area, it's quite a location if you are working in PJ or Subang. However, i personally think there are few -ve factors:-
(i) it's a leasehold property, please check how many years remaining;
(ii) you will curse the traffic when there is raining day as the area is a flood area;
(iii) continue from point (ii), when there will be a football match, PKR gathering or concert, the traffic will be quite bad.

There is also a few positive points:-
(i) the Inland Revenue Board of Petaling Jaya Branch just a walking distance;
(ii) the LG sales and marketing office also walking distance;
(iii) the public swimming pool and lake also walking distance.

The agent told me is free hold, but i ask them that unit already get the title/statar ? they say in progress....

if dint get the title/statar, will have any problem ?

shang villa is freehold now ... i am also thinking to get a unit there for own stay...

shang villa is freehold, in midst of getting strata title. Quiet environment. Very private surroundings. Plus they have a good daycare at the clubhouse, very convenient if you have pre-school kids.

too bad i didnt manage to get one unit in shang villa ... the owner migratting so he sell at very cheap price ! about 1300 sqf cost rm160k !!! with tile renovation, fan, aircon, everything just leave to you... dern... didn't manage to get it ...

one add on , i am not sure about other place cukai pintu .. my friend in shangvilla told me she need to pay about 1000 for cukai pintu annually..... is this consider expensive?? somemore shang villa is host on commercial land .. so i guess the elec and water bills charge rate should be higher than normal residential rate... pls correct me if i am wrong.

So cheap 160k ? Really 1000 for cukai pintu annually ?

yup. only 160k .. i did ask my friend and she said rm968 cukai pintu per year . She just paid last month. i ask someone in other forum who stay in kelana putera also paying the same amount.. damn.. my sarawak semi-d 26x102 cukai pintu only cost me rm460 per year!!!

Water - couples and 1 baby so about rm25
Elec - rm130 - 150 per monht. 1 laptop, 1 aircon everyday on.
i am not buying shang villa liao...

there are no perfect condo or property here.. sure will have some pro and cons.. hehehehe
but 162 for a unit is very cheap....
i got one in puchong.. for 172k, 1,000 sq ft too...
