Properties do not depreciate unless a natural disaster occurs eg. Bkt Antarabangsa. True a small percentage of owners may sell at loss due to own financial crisis - majority will dispose at sensible market rate or just rent unit until economy picks up. |

I will be moving in soon.
I have one covered parking and wanting to rent another parking spot. Does anyone know how do I go about? I called the management @ Haji, he seems to be blur and says that he will check for me....is that how we go about?

Hi, i had a unit in Shang Villa but sold it off mid 2008 to further my studies. Last time, the management team was good & we could see improvements in security (cctv being installed), centralized water filter upgraded etc.
But based on feedbacks I heard from few forums, the current management team is not proactive as before & the facilites are quite rundown. Actually, the gym was all this while terrible! Tennis court a so-so.. Only thumbs up for the swimming pool & not forgetting - the child care which i think was cheerful & quite full with kids
But location-wise, i think its still the best in Kelana Jaya. Easily accessible via LDP, Federal & NKVE. If i could recall, the environment was also quite - unless during match night, but that only if ur unit is facing the stadium.
And the master bedroom in Block B is hugeeee... a tip for those whos looking for a unit to stay Overall - i still think Shang Villa is a good place to stay & quite reasonably priced (less than rm250k)
ps: Yes - i know Mr Tye, he was one of the management commitee back in 2005-2007.. and also an agent, he was the one helping to negotiate the rental for me back in 2005.. i later bought a unit there in 2006
ps2: Haji is still there? The unwritten procedure back then was to apply parking thru Haji, and he will find any spare parking space from owners. Maybe he gets commission, i dunno abt that hehe |

| Strata title need to be obtained thru JMC. Certain owners may not do that yet. |

Hi,
Is there any current Shang Villa occupants out there? Perhaps, you can share with us how's the management or JMB like. I think it's really important to have a good, honest & strong JMB to maintain the building and etc.
How's is it like to stay in Shang Villa? In terms of security, environment, accessibility. Also how much is the maintenance fees? This is very important also as it would be a monthly cost.
Hope to hear from the current occupants and would really appreciate your feedbacks and advises Thank you very much !
p/s. Any owners planning to sell your units? PM me as I'm quite interested in this place. |

| Just found out that strata title is not issued yet. Anyway, it is a worth while investment with the right price. Strategic location, freehold and quiet place. I am looking for a unit too. Any seller ? |
